Obliterate resets the board and every land simultaneously — no responses, no recovery, nothing left but whatever was already suspended or otherwise protected. Eight mana is a real cost, but Jhoira of the Ghitu laughs at that number when Obliterate is already ticking down in the suspend zone, and a Teferi's Protection on the stack before it resolves turns the reset asymmetric in your favor.
